We have been in discussions with our local council about taking on a commercial premises since April of last year.
Unlike regular commercial leases, this building required a lot of work, so negotiations were had as to us taking on this work in exchange for a rent free period (how much would be granted, the terms, and so on)
We finally got past all of this and were in a position to proceed so a couple of weeks ago we agreed to a draft lease (which is now in the process of being finalised and sent over)
Shortly after the lease was agreed to, we got a few survey reports through... water testing, electricity and asbestos.
Asbestos - they found it everywhere. It's important to note this asbestos survey is dated in August of 2022.
An area of the warehouse which was deemed category 1 (i.e. high risk) was removed, however, there are multiple sections deemed category 2 (I.e. medium risk) which have not been removed.
The councils angle is as it is only medium risk, it only needs to be monitored.
However, as we're signing a full repairing and insuring lease, we are not only responsible for Asbestos management plans but also for getting yearly surveys done and should the condition worsen during our lease, we are also responsible for removal.
We're are no longer willing to take on this premises with this in mind but we have already agreed to a draft lease. Note, nothing has yet been signed.
However, the council were aware of this asbestos since August of 2022 and no one ever mentioned anything until AFTER we'd agreed to the lease.
Can we back out now? If so, are we able to claim damages for time wasted and money spent throughout this process?

Took the car in for a service today. The garage told me there is a nail in the rear offside tyre. It is too close to the side wall to be repaired. The tyres are otherwise still in good condition. Both rear tyres have 6 mm tread (reading off the service report here). The nailed tyre is still holding air in.
I have heard it is better to replace the tyres in pair. But considering the other rear tyre is still in relatively good nick (apart from the odd cracks from grits), is it worth replacing both?
The reason I ask is I have a choice between a local garage (2 mile drive) that does one for £98, or the local Costco (5 mile drive) which does 2 for £147. The local garage can do it tomorrow. With Costco I need to wait till need next week
For reference it is a Michelin primacy 3 which is now discontinued. The new tyre(s) will be a Michelin primacy 4

Movie: Donnie Darko (2001)
Synopsis: Donnie Darko begins with the appearance of Frank, a man wearing a rabbit costume, who saves Donnie from being killed by a mysterious jet engine falling from the sky. Frank informs the title character of the world’s imminent demise and Donnie unwillingly and unknowingly is transformed into the protagonist in a quest to save the universe. As the story progresses, Frank’s appearances become more and more troublesome as evidenced by Donnie’s increasingly bizarre behavior. Donnie receives a diagnosis of paranoid schizophrenia.
At Frank’s command, Donnie asks his science teacher about time travel and is given The Philosophy of Time Travel, a guide written by a former science teacher at his school who is now an urban legend. The book describes a scenario whereby a tangent universe (TU) may arise due to disruptions in time. The TU is inherently unstable, and its collapse marks the end of both universes unless a specific metal artifact (e.g. plane engine) is returned to the primary universe (PU) through a vortex. As the film progresses, the concepts of time travel and alternate universes become entwined with Donnie’s frank portrayal of psychopathology, forcing a tension between the storyline as straight science fiction versus a depiction of severe mental illness.
How it relates to the field of psychiatry:
Discordant interpretations of Donnie Darko are possible depending whether the viewer accepts or rejects the premise of time travel as a plot device.
Rejecting the time travel hypothesis
Donnie Darko is a case study of a first-break psychotic episode. In the “Schizophrenia Spectrum and Other Psychotic Disorders” section of the DSM-5, a diagnosis of schizophrenia is made when patients demonstrate social or occupational dysfunction for at least 6 months with at least 1 month of symptoms (delusions, hallucinations or disorganized speech + either disorganized behavior or negative symptoms). Donnie’s presentation includes the hallucination of Frank and the delusion that the world will end in 28 days, 06 hours, 42 minutes, and 12 seconds.
Despite Donnie experiencing symptoms for less than one month, a diagnosis of Brief Psychotic Disorder (time course between 1 day and 1 month) is unlikely due to a preponderance “negative symptoms:” blunted emotionality, poverty of speech (alogia), and loss of motivation (anhedonia). The appearance of negative symptoms is predictive of progression of disease to Schizophreniform Disorder (time course between 1 month and 6 months) and perhaps even Schizophrenia.
Before a diagnosis of Schizophrenia can be confirmed, one must rule-out that Donnie’s symptoms are not due to the direct physiologic effects of a substance or another general medical condition. With regard to the former, Donnie Darko contains symbolism to suggest the film is a case student of a substance-induced psychotic disorder.

Accepting the time travel premise
If one accepts the time travel tale as possible, Donnie emerges as the tortured hero in the spirit of Joseph Campbell. According to Campbell’s theory, the hero must be cast out of his normal reality (here, called by Frank and jolted into the alternate universe by the falling jet engine) onto a path of self-exploration, personal growth and ultimate acceptance and command over his fate. Though Donnie’s obedience to Frank’s commands signifies a willingness to accept his destiny, his first open declaration to this end comes with his investigation into time travel. The Philosophy of Time Travel declares that inhabitants of the alternate universe (TU) exist in the service of Donnie’s success at repairing the rift in space-time. Perhaps in an effort not to interfere with his quest, Donnie’s psychiatrist prescribes him placebos for his apparent schizophrenia. He perseveres, guided by Roberta Sparrow, who helps him overcome his fear of death. Donnie’s hero’s journey ends with his discovery of telekinetic power and ultimately his acceptance that his death is necessary.
It is academically curious that The Evil Dead (1981) is featured in Donnie Darko. Its parody sequel, Evil Dead 2: Dead by Dawn (1987), serves as a teaching tool for the Dissociative Disorders (DD). Arguably, one of the most iconic scenes in cult filmography features Ash versus his own (alien) hand. Through a psychiatrist’s lens, the scene depicts Depersonalization/Derealization Disorder; a type of DD where the individual experiences unreality with respect to his body or actions. By featuring The Evil Dead in Donnie Darko, a link is then established between the psychotic and dissociative disorders.
Current debate about the etiology of the Dissociative Disorders concerns the role of early life trauma and defining a distinction between disassociation as a defense mechanism versus a psychopathology. It has been proposed that the neurobiological mechanisms underlying schizophrenia and Dissociative Disorders may be common, forming some of the recent debate regarding where the Dissociative Disorders should be included in future versions of the DSM. Additional psychotic-dissociative links between the 2 movies are detailed in Table 1 below.
Finally, the link between The Evil Dead and Donnie Darko is strengthened by the discovery that both movies adhere to The Philosophy of Time Travel (Table 2).

42 – A possible future

[Temporary timeline, possible future.]
The portal shimmered. On the other side was the access route to the CARF, operated by unmanned machines and subroutines that not even Samantha knew what they were really there for, or who put them there in the first place. Still, the family lingered on the known side of the portal for only the least amount of time necessary before taking the plunge, deciding not to waste any rewindable time when they were this close to their target. Albert was back on full mana and the others were as ready as they could ever be.
The room on the other side, an unknown variable up until the very moment the trio emerged from the opaque portal, was empty. Albert was quick to scan it with his enhanced senses, draining a negligible amount of mana from his reserves, and confirmed that there was nobody there. It was, as predicted, an access route most people didn’t know, its presence a well kept secret. There were no windows to the outside, just a single reinforced door that could only be opened from the inside using a secret code.
Samantha entered it, looking at the numbers and letters appearing on her phone in quick succession. The Quadrangle was once again making their job much easier than it would have been otherwise. Then, as the door hissed open, the absence of windows in the room suddenly made total sense. They were several hundred meters up in the air, inside a concrete cube built almost at the summit of a rocky plateau of deep red stone, tall enough that the whole valley below was clearly visible, together with the signs of yet another storm brewing at the horizon.
At the top of a few flights of stairs carved in the stone, surrounded by tiny bushes of shy green leaves cooked by the cold, a helipad was built in the side of the massive rock pillar.
“I guess it’s time to show your grandson your skills as a pilot, old man.” Samantha said.
“Finally. Time to be useful!”
They were up in the air in a matter of moments, with the old man showing no signs of being rusty in the way he handled the helicopter like it was one of his own limbs. Now it was all a matter of reaching the CARF and land on its roof, a journey that was already not very pleasant due to the conformation of the land and the path the helicopter was forced to take in order to leave the valley they were in, and was made even worse by the rapidly deteriorating meteorological conditions. The storm, previously only a dark path at the horizon, now took up almost all of the sky, with tendrils of dark clouds obscuring the sun and taking over what little blue was left with incredible speed.
Strong air currents tugged at the helicopter, making it sway and move around.
“We are heading straight into the storm, get ready because it’s gonna get very bumpy from now on.”
Right on cue, the real turbulence began. And it ramped up quickly, turning the flight into a very disorienting and frightening experience for Albert, who had never even taken a plane his whole life. He tried his best not to look down, but it didn’t help that the helicopter was of the open variety, like those used by the military just without the guns, and the wind and hail pelted him with icy cold blasts and soaked his clothes.
Beside him, his mother was impassible. It was like she wasn’t even aware of the weather and of the discomfort, instead looking around and scanning the sky in search of something, her fingers gripping the trigger of her rifle. It wasn’t long before the shield around Albert began to shimmer to protect him from the elements, but even then his mother simply kept looking, disregarding everything else.
He didn’t speak. There was enough wind and noise to drown out any conversation, but even if that hadn’t been the case he still felt that he didn’t have anything to say. He knew the plan and he knew what to do once they reached the CARF, and until then it was all a matter of waiting and keeping his eyes open, careful about whatever threat his mother was worried about.
In truth, he knew well what she was worried about. He had seen PsyOps take off flying after he wounded him at the Pylon outside of Tryte. He wondered, though, if the man would be able to fly even with this weather and this far high without trouble.
His question was soon answered.
“We got incoming!” Lloyd yelled on the internal comms, while alarm bells went off and added to the already deafening cacophony of sounds that invaded the open cabin.
The helicopter suddenly left its former straight flight pattern and the world around Albert lurched, gravity no longer working as intended for a moment, and he caught glimpse of a shadow in the clouds, like a little floating silhouette in the distance. Then the missile that had been locked onto the helicopter, responsible for the alarms and the sudden evasive maneuver shot past, chasing one of the flares his grandpa had deployed instead of hitting them.
Albert cranked both [Perception] and [Bullet Time] to the max right as his mother shifted to grab the heavy guns she had loaded on the heli before taking off. She scanned the sky, taking stock of the presence of the silhouette after a few seconds of searching, and immediately started to shoot. The explosions inside the rifle accelerated the bullets to incredible speeds, and even with a five-factor time dilation Albert was almost unable to follow their path as they shot towards the shadow in the distance.
But he saw it. He saw it ditch the rocket launcher and dodge so fast it was almost impossible to follow it. Before a shot could hit it, the shadow moved and danced around, getting closer and closer and avoiding the shots like it knew exactly where they were being aimed at before they were even fired.
Because that’s exactly what he’s doing, isn’t it? He can read minds.
Then the mental attacks started. Right when Albert was about to join the skirmish with his fireballs, that’s when he felt his mental defenses trigger. [Mental Fortress] was a passive skill, and it activated immediately in response to the attacks, drawing whatever mana it needed to fend off the alien power trying to take over his mind. He resisted the attack, but it was clear that the other two passengers had not. Samantha groaned, realizing too late that her grip on the weapon had loosened and that her rifle was now tumbling down and into the void below.
Albert didn’t help her. He shot to the control cabin of the helicopter just as they were about to lose their upright position and shook his grandfather awake before it was too late. The old man woke up with a jolt and grabbed the stick tight, trying to stabilize the helicopter before he lost control of their flight. As he did so, Albert ran back to the open section and tracked the movements of the attacker, readying fireball after fireball and making them split into two right as they were about to be dodged.
There was a plan to deal with PsyOps, which made use of his telepathic powers to trick him into a false sense of security. Samantha made her firing patters more predictable. Albert kept throwing with just enough accuracy to scare but not to hit the flying man. After a while the fireballs, and the hail of bullets from Sam’s many weapons (she had packed many more than she could ever use for the occasion) forced the psion into a predictable flight pattern.
Then Samantha made her next shot a bit too easy to read, displaying it clearly in the front of her mind.
The psion bought it, dodging right where albert was aiming his next shot.
Both fireballs managed to hit, and the shadow seemed to fall, but then it resumed flying and disappeared into the storm.
“Shit. He’s still flying! How far is the CARF?” Samantha yelled.
“5 minutes out! Can you hold on?” Lloyd replied.
“Of course. You keep flying!” She said, and turned to Albert, who had disabled the time dilation skill to listen in. “It’s okay. This is all within plans.”
She was heaving, clearly fatigued after having been mentally attacked by the psion. “But! Another attack and I’m out.” She said, spitting some blood from a ruptured capillary in the back of her nose. “Fuck that guy. Listen, you nicked him. Good job. Now, we just fly straight and if you see anything move – shoot it.”
“Understood.”

There they saw it, the helipad at the top of the CARF. It was a bright green circle, drawn in a special metamaterial that could be visible in any weather, glowing in a field of utter black. All around the descending helicopter was only darkness, but it was not because it was night – it was barely afternoon after all – but it was the storm that had robbed the day of its light. The powerful spotlights both on the helicopter and on the roof of the CARF, around the landing pad, barely managed to penetrate a few meters of darkness before the rain and hail ate their glow and swallowed it.
The whole roof was a blurry shadow of blacker black, without edge.
“Stay close.” Sam ordered, and the helicopter’s engines died, and the lights stayed on. They hopped off together, but when they went to the cabin to see why Lloyd was not joining him, they found it empty.
“Something is wrong.”
Albert looked around. Then he felt something.
He turned to face his mother. She was gone. What he had felt was a rush of space mana, and it was too late now to activate his Hazegem – even in bullet time – because a powerful force had sent him flying and his grip on the gem loosened. It tumbled on the ground, a luminous dot of purple.
But Albert was still outside the teleportation wards of the CARF. He tried to use teleportation to disappear in a hurry and reappear right where the gem was to snatch it and rewind before it was too late.
A fatal mistake, because as he concentrated on the Teleportation Map, his mental defenses went momentarily down. That’s when PsyOps attacked.
As images of his own plan to take down the psion flashed his awareness, mental attacks digging through his brain and finding old memories, the world shifted. He was falling. In his mind the conversation he had with his mother and grandfather played again and again, while Albert thrashed on the ground, spasming and convulsing. Then, as semblance of reason returned to his mind, he realized that he had indeed teleported and was clutching the gem in his hand.
But he also felt pain flaring in his arm. There was a boot there, he could only see the boot, pushing him down against the wet concrete. It ground and pressed until his hand was forced to open from the pressure on his tendons, unable as he was to use any skill with his mind turned to mush like that.
It was now or never. He struggled to push mana into the gem, feeling it activate.
PsyOps bent down to examine the Hazegem. He hummed. “So this is how you planned to take me down, eh? Interesting.”
He poured his own psionic energy into it, right when the gem activated.
Instead of Albert traveling to the past, PsyOps did. He appeared right at the CARF, alone, in the past.
“What the fuck?”
But it didn’t take him long to understand, not with the memories he now had. Pocketing the now unusable gem until its cooldown was over, PsyOps took flight, determined to kill Albert before he even had a chance to enact his plan. He knew where he was now.

“Albert, if you ever need to rewind, rewind back to this moment. If you do that we’ll see you disappear before our eyes and then teleport in, right?”
“Yes, that’s how it looks from the—”
Silence. Suddenly Albert looked distressed, as if in a state of panic.
“Shit. The Hazegem is gone.”
Then there was the sound of a phone ringing.
“Were you expecting calls?” Lloyd asked.
Samantha took out her phone. “This is impossible.” She muttered.
The others looked at the screen. The Quadrangle itself was calling her.

Salvaging some rules from the ruins of the Book (hidden important rules)

Without the help of an experienced Fixer or one of their Night Markets, only items up to Premium can be purchased. (100 EB)

This means you cannot 'just buy' anything you want you need to find it at a night market (with some luck) or have a fixer help you get it. This will be important in online auction rules and repair rules.

Item Repair
The DV and amount of time it takes you to repair a damaged/destroyed item with a TECH Skill to perfect condition is based on the Price Category of the item: Cheap/Everyday: DV9, 1 Hour. Costly: DV13, 6 Hours. Premium: DV17, 1 Day. Expensive: DV21, 1 Week. Very Expensive: DV24, 2 Weeks. Luxury: DV29, 1 Month. Super Luxury: DV29, 1 Month per 10,000eb of Item Price. On a failed roll, halfway through the repair, you realize that you'll have to start the repair from scratch.

The basis for repair home rule later on and going to a repair shop.

Item Repair Parts and Labor
After making a roll to repair an item, if you failed, you can spend 10% of the item's cost to increase your result by one. Maximum is +10 aka 100% of the item's cost. Why would you pay 100% instead of buying a new one? Because you need a Fixer to find items over 100 EB.
Repairing something usually requires a mixture of solvents, resins, paints, 3d printed parts, salvaged parts and things bought from local stores. A good roll means 'you used what you had lying around' and paid nothing while spending EB means you need more material for your printer, more screws, more glue, more duct tape, etc.
Going to a repair shop.
Repairing a damaged item costs 50% of it's usual cost, or 100% to increase how fast it is repaired. For example repairing an EXPENSIVE item would cost 250 EB (50%) or 500 EB if you need it in 1 day instead of 1 week. This saves you the trouble of hunting down a new one in the night markets or through your contacts.

New Gear (Armor Patches)
Kevlar Patch: Repairs one piece of armor (leathers, kevlar, light armorjack, bodyweight suit) recovering up to 2 lost SP. A piece of armor can only be patched once until it is repaired. 20 EB (Everyday).
Polymer Plate: Repairs one piece of armor (medium armorjack, heavy armorjack) recovering up to 3 lost SP. A piece of armor can only be patched once until it is repaired. 50 EB (Costly)
Alloy Plate: Repairs one piece of armor (flack, metalgear) recovering up to 4 lost SP. A piece of armor can only be patched once until it is repaired. 100 EB (Premium).
Patching armor during combat would require an entire round where you do not take any damage. If you take damage before the start of your next round, you are interrupted and do not patch your armor. This means you need good cover, powerful armor or to hide in order to not get interrupted.

FXR Auctions
Do not know a fixer? Be your own fixer! (See official FAQ for brokering with a real flesh and blood fixer).
FXR is an app that allows people to post items up for auction. Once per week you can either put up an item for auction or you can try to purchase an item. This will involve a fortune roll and will be delivered either by drone, drop box code, market stall or currier.
Fortune Roll: You either buy or sell your item at 50% of it's cost + 1d10*10%.
Delivery: Drone or Currier is usually 20 EB. Pickup at a mail box with a code or from a market is usually free.
FXR ADS: When selling you can pay 50 EB you can make 2 fortune rolls and keep the higher number.
Chicken: If a final price is too high, you can always not buy it and somebody else will win the auction. If a price is too low, too bad, you agreed to sell it.
Ghosting a client: There are no rules for ripping somebody off for two reasons. The first is that it should only happen at storyteller discretion. The second is the urban legend of the "MY KAWAI BAKER CHALLENGE" where somebody thought they where ripping off a 13 year old girl (because of their avatar) but in fact they ripped off a SOLO CYBERPSYCHO who loves baking. The reason this is considered an urban legend despite the news having covered it is that no body was ever found, just a cryptic review on the seller's account saying 'this is what happens when you do not deliver, 1 star because I'm not allowed to leave 0 stars'.

To the editor: I appreciate your editorial exhorting us, in light of the latest United Nations Intergovernmental Panel on Climate Change report, to reduce fossil fuel usage a lot faster. Maybe it would help to tell deniers how much they are hurting their pocketbooks, since many people care more about money than anything else.
Here are just a few examples of what will happen when 110-degree days are more common:

• All food around the globe will cost more, since farmers will have limited water and shorter workdays due to excessive heat, and they’ll need new, faraway farmland that will increase shipping costs.
  
• Cheap products from abroad will rise in price because producers will need to air condition their facilities so workers won’t die from the heat.
  
• Property insurance premiums will increase dramatically because of more destructive weather events.
  

The motto for fossil fuels should be, “You pay now, and you pay later.”

Why not lead by example? The Times’ editorial board should reveal what its members are doing to fight climate change. How many of you drive electric cars, use only electric appliances, don’t eat meat or never take an airplane flight?
If you are going to talk the talk, demonstrate how you walk the walk (or take public transportation).

To the editor: What will it take to get us to move at the pace required to avert the worst effects of climate change? It will take everyone talking about, voting on, demonstrating for and writing, painting, shouting and performing about climate action.
Don’t thank activists for what they are doing — become an activist. Don’t wish your legislator would do something — lobby them by text and email. Don’t just wonder what you can do individually and collectively — find out and do it.
Only if we all get actively engaged will the powers that be do what is needed.

I took my 2016 Lincoln MKC to 2 different but reputable shops because AC stopped working. First mechanic couldn't find leak at all, 2nd Mechanic found leak and supposedly fixed AC last summer. First warm day now and AC is not working again. Is there such a thing as AC specialist I should take my car to or should I bring car back to mechanic who supposedly fixed car last summer? A while back, I posted a story about my brother waking me up at 3 am. Through some research, I discovered a more permanent way to keep the monster out. Little did I know that I did more harm than good. At 3 am, I can hear crawling on my roof and scratching under my bed. Food started going missing, and the trash can emptied out on the floor.
At first my family and I believed we have another stray cat situation since this isn't the first time this happens, however that theory was quickly discarded when we found egg shells the size of my chest laying around in random dark corners.
Now I'm a fairly tall person so seeing the shells made my skin crawl.Soon we started hearing the sound of skittering from large insect like creatures on the tile floor and by the sound of it whatever it was, was in a rush. I tried running to where I believe the sound to be coming from, but by the time I get their it was quiet, so quiet in fact that you get the feeling that something is seriously wrong.
As a group we searched the house from top to bottom. The creatures were smart, only moving when we weren't close and taking little bits of food at a time. Occasionally we would hear insect chirps but it would echo so we couldn't tell where it was coming from.
My dad getting restless he placed rat traps everywhere. We would hear the trap go off but with nothing inside it as if we were being taunnted. Until we heard a loud agonising screech shattering the kitchen windows. In the trap was... something unexplainable... it was the size of my brother and its head... it's head haunts my nightmares.
This was no insect, it had a face like it was a person but with the body of a cockroach... it had no eyes nor teeth but some how it saw me as I approach and its mouth unfolded revealing six mandibles and it screeched like a banshee making my ears bleed. I stomped on its head leaving black ooze all across the floor.
My mom, brother and sister rushed into the back yard while my dad and I was surrounded by dozens of these abominations as they appeared out of thin air. Quickly running out of energy we fended them off one by one until what seemed like the matriarch storming us from my room. It had the face of a woman but its body was as big as a door.
Stopping right infront of us almost sliding on the massacre of abominations it spoke in a voice that made a banshee sound like an opera singer. "Stop murdering my children!" My dad was out of breath so I replied "Leave our house you and your spawn are not welcome here !" It's expression was that of a child not getting its way and it tried to attack while screeching "My hive will feast on your remains!"
As it charged at me I angled the shovel, I was using as a weapon, in such a way that the momentum of the matriarch would split it in half. Lucky for me it worked perfectly. As the matriarch lay dead the whole house shook as thousands of insects screeched in an ear splitting harmony. Then there was nothing...
Took a pretty penny to repair the damage that was done and a full weak to clean every corner of the house but there was no sign of the abominations. However ever since then I have the feeling of something watching my every move and that this wasn't the last time something unnatural happens to me...
