2023.03.22 17:25 Awkwardturtle13 Landlord withholding Security Deposit Deposit after 21 days. Any Advice for those who have gone through the same thing?
I know this is not a legal sub, but I figured any advice from anyone who lives in the same city and has gone through the same thing could be be pretty helpful.
I was renting a converted garage(not sure if it's permitted) for pretty cheap, which is why I stayed there so long. The place was kind of a dump: cracked floors everywhere, cracked ceiling, windows that are very high up and super old/barely close, the main door didn't lock properly, one of the stove burner's doesn't work, the microwave crapped out and she didn't replace it etc. Lastly and most importantly, the closet area which is behind where the garage door is leaked every time it rained, which then allowed mold to grow on the wall and carpet. I was not aware of this until my move out as I had dresser's and clothes in there(which btw the mold ruined one of my dresser's). The shower is also very far past its life and was when I moved in, it's a plastic shower and the seals were coming undone and allowing mold to grow in there despite regular cleaning. Also, they did provide a space heather but there is no central heating. The ladder to the loft also came loose and nearly fell several times. There are several more issues.
The landlord lives in another state and rents out the garage and the main house. about 2 weeks ago they contacted me saying they were pissed because they found rats and it cost them $800 for abatement. There were absolutely no rats while I lived there, I am terrified of them so I would have said something. There have been contractors in and out since I started moving out( I had 3 weeks left on the lease so I slowly moved into my new place and let the landlords friend bring contractors, stupid I know, I was trying to be nice), so who knows if they left the door open/what they brought in there. Also, the place is located along the the alleyway, where there are garbage bins everywhere, and the neighbors have a bunch of chickens right along the fence line(Having chickens myself, I have read that they attract rodents because they love their food). Also, a mutual friend I have with the person in the front house mentioned they saw rats in their place. I'm pretty sure the rat problem is on my landlord to pay for as they can not prove it was my fault for the infestation.
They also tried to tell me that the wet carpet and mold in the closet is from an animal urinating in there, which is not true and I have pictures of the work the contractor had done in there before my lease was even up. They said they were going to send me a bill for this issue too.
It has been 25 days and after arguing with my landlord about giving my deposit back, they are now illegally withholding it and have not responded to my last message. I sent a demand letter yesterday. I did clean the place but I won't lie, it wasn't cleaned immaculately, but I did not damage anything. I dusted, vacuumed, scrubbed etc. but I wouldn't say it was as good as a professional job. I would have been fine with a cleaning fee if they would have sent me a receipt within the 21 days. The stove burner was broken when I moved in and I have proof of that, but they told me it cost them $300 to fix which is BS as I left them the part to fix it, I just didn't know how to do it myself. They said they will be billing me for that too.
What should I do besides take them to small claims? Can I report them to development services and request an inspection? If it's not permitted can I report them somewhere? Also, should I text their friend that was helping them to ask her to give me my deposit back? Idk I feel like that would be pretty embarrassing if my friend found out I was illegally holding my tenants deposit lol. I am worried about the next tenant as I met the potential next renter and she is a sweet younger woman in college and I do not want her to be taken advantage of as well when she goes to move out. Plus, knowing how cheap the landlord is, they are just going to paint over the mold and not fix the shower.

Hi everyone,
177cm (5' 10" for my fellow imperial unit enjoyers) 26 year old male here. This is my second prolonged fast (I've done a couple 2-3 day water fasts but I won't count those in) and this time I've decided to be a lot more active than last time.
Preparation:
- the week before the water fast, I've been doing IF (eating in a windows between 1-9PM)
- two days prior to fast, I've done an OMAD with a slight time difference (Sunday - 5PM, Monday 7PM)
Starting weight: 89kg
End weight: 85kg ( after introducing carbs to my body and 4 days after re-feeding)
Starting date: MON 13th March at 7PM
End date: SUN 20th March at 7 PM
Steps counter:
- mon 23361 steps
- tue 8012 steps
- thur 14584 steps
- wed 8449 steps
- fri 12508 steps
- sat 16540 steps
- sun 16674 steps
Electrolytes: salt (around 1tbsp or a bit more), magnesium (600g), occasional pickle juice (I know, I know)
Summary: I've done a 6 day water fast and it was a breeze. With spikes of hunger here and there, I pushed through it by walking daily and working afternoon shifts (this way I could sleep longer, and sleeping is a cheat code when you're fasting). Why did I stop at 6 days? I've begun to feel "Heart palpitations" and generally missed eating (potassium is not available in Croatia, the best thing you can get are those 99mg capsules). I broke my fast with a bit of pickles, then kept adding things like eggs, chicken, pasta etc.
My advice: find a way to waste time FASTER.
- Immerse yourself into activities you enjoy or *just get better at wasting your time* (endlessly scroll through social media, that works).
- go to your friend's place and spend 3 hours lying on the couch being delusional talking about how you're sure your cute co-worker is into you, when she's just being polite to every guy out there and you aren't the unicorn you thought you'd be
- grab a cup of black coffe and a sparkling water when you're at a bar with your friends, do not miss out on social activities just because you can't eat/drink calories
- gaming is a really good way to waste your time
- if you're feeling sick, go for the emergency pickle juice jar and take a sip to restore your balance
- card games or any board games are also really good time wasters
- do some house work. clean your closet. clean your pc, change the thermal paste on your cpu. do the things you normally "don't have time to do". when you're fasting, time goes by SLOWER. you literally have all the time in the world to do the things you've delayed for SOOOO long

Rockstar Games can't release Grand Theft Auto VI fast enough, though as we eagerly (and impatiently) await for the next installment in the long-running GTA franchise, fan made trailers have us drooling at what the actual product could look like. The latest one comes from TeaserPlay, which used Unreal Engine 5 to render several different locations in stunning detail.
The actual game isn't likely to use UE5. Rumor has it that Rockstar Games is leaning on its own proprietary RAGE9 graphics engine, and that's both plausible and, in our opinion, very likely to be true. TeaserPlay acknowledges this in the description to its concept trailer, suggesting it wanted to render several possible locations in UE5 so we'd have something to compare with down the line.

In the order they appear, the trailer showcases Vice City, San Fierro, Las Venturas, and Liberty City. The shots inside what appears to be a high-rise apartment complex in Las Venturas look especially crisp as the camera pans over a carpet and into a kitchen island with some veggies and pasta in the background, though it's far from the only scene that stands out.
"I/we use the most powerful features of Unreal Engine, such as ray tracing, lumen, nanite [virtualized geometry], screen ppace reflections, and MetaHuman so that the graphics are as close as possible to a next-gen sandbox game," TeaserPlay states.
There are a ton of leaks and rumors surrounding GTA 6. One of the more recent ones suggest there will be at least two playable protagonists, one of which is a Latina woman. The franchise hasn't featured a playable female character in a long time.
Rockstar Games has been rather short on details for the next installment, though it has at least confirmed that GTA 6 is in development.
"With the unprecedented longevity of GTA V, we know many of you have been asking us about a new entry in the Grand Theft Auto series," the devloper shared in a blog post last February. "With every new project we embark on, our goal is always to significantly move beyond what we have previously delivered—and we are pleased to confirm that active development for the next entry in the Grand Theft Auto series is well underway."
No release date has been mentioned, though Rockstar Games will share its next earnings report in early August. It's possible we will get an update at that time.

I have been successfully losing weight the past couple of months. I am down about 15 pounds and I am looking to losing an additional 15 to 20 pounds before I reach my goal weight. I struggle with getting out of bed in the mornings, particularly the day after workouts. I don't mind the slight fatigue throughout the day. How do you guys deal with struggling to get out of bed? Am I restricting too many calories? Should I increase my carb intake? Are there any ways to alleviate this while losing weight? Currently throughout the week most of my calories come from protein and some fat, I practically don't eat any carbs throughout the week with the exception of Saturday and Sunday. I am 5' 7", 170lbs, and I don't count calories, I just eat three meals a day consisting of eggs, chicken breasts, ground turkey, and I will add some sauce to those for some fats and additional calories. I go to the gym 4 times a week, I weightlift and on my off days I will go for walks.

Have you ever wondered why the market tends to go up at a steady and slow pace while on the way down, the pace is brutal, dramatic, almost instantaneous?
Bull markets walk hand in hand with vibrant emotions. The FOMO, the euphoria at their peaks are strong and loud, but these tend to be the result of the compounding of positive sentiment throughout 2 years or more.
Conversely, bear markets, crashes, as the word suggests, are aggressive from the outset, abrupt and tend to last fewr time than bull markets. It's almost like bulls take the stairs to reach the penthouse whereas bears use the elevator for the opposite journey. Why is that?
Human embedded behavior once again. The same heuristics that have served so well to keep us alive and safe from predators kick in again when it comes to help us, or at least try to, deal with the uncertainty posed by the markets.
Let me ask you this question: you are in your neighborhood, you've just left your place and you are now about to turn a corner to another street. The first thing you see once you turn the corner is a numerous group of people running in your direction as fast as they can, not wasting any second looking back. That's all you see. What do you do?
If you've answered something like: " run in the same direction, no questions asked", then congratulations, your instincts are very much alive, and they are ready to save your life.
As human beings, we are definitely rational, hands down. Look at what we've built, the society that we've forged. Nevertheless, every now and then, reality squeezes us into making quick decisions and leaves the questions for later, when we know we are safe.
Let's pick on the oversimplified example mentioned above. Ok, perhaps that group of people are just part of one of those TV pranks, perhaps they are running in your direction for stupid reasons. But what do you really stand to gain in case you do not act quickly, if instead, you stop to think and rationalize your next steps, you wait for further evidence of serious reasons to run? What do you stand to gain in this scenario? An ego boost because you're so much smarter than the herd?
Conversely, what do you stand to lose? The sense of humiliation if you end up being subject to a prank? What if the reasons behind that panic are legitimate? What if what they are running away from is actually a lion that has just escaped from the local zoo? Being too rational and sober in the face of danger will significantly increase your odds of getting killed. Is your life really worth the sense of superiority ignoring your instincts could grant you?
Perhaps you're far better off by obeying to your instincts, running and only once in safety drawing your conclusions.
Now, why am I bringing up this bogus scenario to a trading blog? Where lies the value in being aware of this?
This exact situation I've just described to you is a fantastic scenario to portray what happens during crashes. We, human beings, hate losing. We hate losing our money, it is just so painful … These same emotions are translated to the markets via the language of price.
Now I want you to get back to the scenario I brought you. Remember the group of people running in your direction? I want to think of them as sell orders, or sellers. You see the sellers running aggressively in your direction, it's the only thing you see? What do you do? What do your instincts tell you to do? Running in their direction - or in other words, becoming a buyer? Of course not. You join their panic, you run in the same direction as they do … how can you tell so quickly and with so little information if they really have solid reasons to run or not, when your life is at stake? You run, and only then you ask questions. You sell, and only then you ask questions … and so does everybody else.
This is what causes crashes … this uncertainty, this squeeze into making decisions quickly, this fight or flight mode that gets activated once the mere possibility of threat to life kicks in.
Now here's what is so hard about trading. Should you want to succeed as a trader then what you should be doing in that same situation is to shut down your instincts and run against that group of people.
But how is that even possible? We've been forged by these same instincts for millions of years. What if the threat is real?
First of all, we're talking about markets not lions here. You won't die.
Second of all, I know that losing a lot of money, although not life threatening, can feel close to it, or can put you in a very uncomfortable position.
But wait, don't these premises leave you with a strong hint on what to do in order to avoid falling prey to this behavior?
What if …
… when you leave your house every morning you know in advance that these wild crowds are to be expected every now and then? What if you knew in advance that they are triggered by recurrent TV pranks that tend to happen there? What if before choosing the neighborhood you wanted to live in you chose in advance not to be close to any zoo with safety issues? (haha quite an extreme example but it's the idea I want to relay). In this scenario would you still be so sensitive to the behavior of the crowd? Wait … it's not everything. What if you knew in advance that this was actually a great chance for you to be the first in line at the next door restaurant which is always full with a half a mile cue at the entrance? Well the people are fleeing so …
Risk management baby! You've got to build your trading system around risk management mechanisms that ensure that you'll never get your account ruined at any moment, by any means … diversification, position sizing, trading in larger time frames … the ingredients for this benevolent sauce are no secret, they are quite simple actually. The study of financial history will make wonders for your trading as well, rest assured.
In conclusion, success in trading starts with striving to that person everyday, the person who has nothing to fear … not out of naive confidence or stupidity, but instead out preparation focused on risk management. Ideally, on top of this, you will understand that these are human behavior arbitrages you can and should profit from.

I have issues trying to compare wealth across long periods of time. Asking, "Is a working-class American earning more today than 10 years ago?" is reasonably straightforward. But then how do we answer a question like, "Is a working-class American more wealthy than a 10th century English baron?"
And I don't know how to answer that. A lot of people argue, well today even working-class Americans have microwave ovens, and 100 channels of cable TV. We have air conditioning, and refrigerators. These are fabulous luxuries that were utterly impossible in the 10th century. So compared to even nobility, all but the most destitute Americans are fabulously wealthy. Wealthy beyond the wildest dreams of anybody living more than 100 years ago.
This kinda makes sense, but at the same time doesn't. Because I don't feel fabulously wealthy, even though I have an iPhone. I would trade my iPhone for all of the riches of Europe, in a heartbeat. But do I live a better standard of living than a 10th century baron? I mean, from the standpoint of sanitation probably yes? But somehow, I think that baron was probably happier than I am. But how can that be, if I'm objectively thousands of times wealthier simply by virtue of having an iPhone and a data plan?
I don't know. I struggle with the concept of wealth across long periods of time. How do economists handle it to figure out if say, middle-class Americans are wealthier today than they were in 1800?
